Frequently Asked Questions

Home owners that are new to the vacation rental market often have many questions. Here are just a few of the questions that we're most often asked.

How do you compare to your competitors?

We offer higher-end services and are more hands-on than any other company in the Deep Creek Lake area. Knowledge and experience helps us create processes and policies that increase your bottom line. Our philosophy is that we are entering a partnership with our owners with a shared goal of providing a nice, well-kept property that is reserved by quality renters.

You’ll benefit from our in-house services that are second to none. Maintenance plans that help reduce costs, skilled inspectors dedicated to specific properties, efficient and effective property services, reservationists trained to sell with high-level customer service, and aggressive, multi-tier marketing strategies have solidified our reputation as experts in the vacation rental industry both locally and nationally.

Are there issues with theft by guests?

Rest assured that guests do not come on vacation to steal your belongings – 99% of renters take care of your property as if it’s their own. Sometimes items do go missing, but more often than not they are simply temporarily misplaced in another part of the home.

Do I need a Transient Vacation Rental Unit (TVRU) License?

Every vacation rental property inside the Deep Creek Watershed must be licensed by the county.  We can guide you through the process and will do the “heavy lifting” so that all you need to do is sign the paperwork. Watch this short video to learn more about TVRU licensing.

Do I need to have vacation rental insurance?

All homes should maintain both property damage insurance and premises liability insurance. The property damage insurance shall be in the amount equal to the replacement cost of the Property and its furnishings. The premises liability insurance shall be in a minimum amount of $1,000,000.00 for each occurrence. Here is a short video with more info from a local insurance expert.

What is your marketing approach?

Our team employs aggressive strategies that utilize a strong combination of digital and print advertising. We also partner with a leading web development and online marketing firm that specializes in the vacation rental industry to be sure we’re on top of trends. Professional photography, videography, and 3D property tours ensure your home and the Deep Creek Lake area are shown in the best possible light.

How do you work to minimize costs to the owner?

Because our maintenance department was designed with owners in mind, we provide small repairs at an affordable cost. Our maintenance team is made up of qualified technicians that can handle all small repairs, replacements, troubleshooting and the everyday questions that a guest may ask.

The cost for normal, every day service calls - such as unplugging toilets, lighting pilot lights, working electronics, etc - is built into what the guest pays. Other companies charge the owner a trip fee plus labor. We build it in, so the owners are not paying for operating errors, and guest issues get prompt attention.

When can I expect to be paid for completed reservations?

Our owners are paid on the 10th of every month.  The Accounting Department sets up direct deposit for you.  You will receive login credentials for the Owner Portal where you can view statements, reservations, service orders, and more.
